A Seven-Bedroom House Move from Exeter to Brighton: A Three-Day Challenge

Moving a large family home over a long distance takes more than a van and a few hours of loading. It needs preparation, organisation and a clear plan from the start.

One of our recent jobs at Ed Kowalski Removals was a full seven-bedroom house move from St Leonards, Exeter, Devon, to Brighton. Our customers were a couple preparing for retirement and moving into a beautiful new home in Brighton. They needed the move organised so they could be settled at their new property in time for Monday.

We arranged the work over three days, using three large Luton removal vans. Friday was dedicated to packing the entire house, Saturday was loading day, and Sunday was the journey to Brighton and delivery at the new home.

It was a demanding job, but with a clear schedule and the work divided across the weekend, we were able to complete the move within the planned timeframe.

A Seven-Bedroom Home with a Lot to Pack

A seven-bedroom house is a substantial property to move. When the customer chooses a full packing service, the job starts well before the first item is loaded into a van.

For this move, we were responsible for packing the whole household. The property contained many valuable and expensive belongings, so the preparation needed to be taken seriously. With a long journey ahead, it was important to approach the packing carefully and make sure the belongings were prepared for transportation.

A full packing service also takes pressure off the customer. Instead of having to organise the packing of an entire house themselves, they can rely on the removals team to carry out the work as agreed.

The size of the property meant we needed to think about the whole operation from the beginning: how much needed packing, the layout of the house, the difficult access, the loading arrangements and the time needed for the journey to Brighton.

This was not a job that could be treated as a straightforward local removal. It needed a proper plan across the whole weekend.

The Challenge: Stairs, a Basement and Difficult Access

One of the biggest challenges at the Exeter property was the number of stairs.

The house had several levels, and there was also a basement with substantial stairs leading down to it. Moving belongings between the different floors meant repeated trips up and down, adding more physical work to an already large job.

Stairs and basement access can make a significant difference to a house removal. They affect how belongings are carried out, how long the work takes and how the team needs to organise the movement of items through the property.

When a house contains valuable belongings, it is especially important not to rush simply to save time. The job needs to be approached carefully, with attention given to the items being handled and the route they have to take through the property.

The difficult access was one reason this move needed a multi-day schedule. Packing an entire seven-bedroom home was a major task on its own, and the loading operation also had to account for the layout of the property.

It was a good example of why the size of a house does not tell the whole story. Access, stairs, the basement and the amount to be packed all affect the work involved.

Friday: Full Packing Service Throughout the House

We started the job on Friday with the full packing service.

The aim was to prepare the household belongings for the following day's loading, rather than leave packing and loading to compete for the same time. With a seven-bedroom property, the packing stage needed its own dedicated day.

The valuable possessions in the house made careful preparation particularly important. Packing is not simply about putting things into boxes; it is about preparing belongings so they can be handled and transported as part of the wider move.

The stairs and basement also had to be considered throughout the job. Items needed to be brought through the property and between its different levels, so the layout affected the practical side of the packing work as well as the loading.

By planning the weekend this way, we could concentrate on packing on Friday and move on to the loading operation on Saturday.

For customers arranging a large house removal, this is an important point to consider: when a full packing service is required, it may be worth allowing a separate day for packing rather than assuming everything can be completed on moving day itself.

Saturday: Loading Three Large Luton Removal Vans

Saturday was dedicated to loading the household belongings onto three large Luton removal vans.

Using three vehicles gave us the capacity required for this particular move. With a seven-bedroom house, the volume of belongings and the need to transport the contents over a long distance had to be considered as part of the overall plan.

Loading is a stage where organisation matters. The team needs to work through the belongings prepared during packing and load the vehicles with the onward journey in mind.

The job also followed two busy days of work at the collection property, including the repeated carrying required by the stairs and basement. Keeping the schedule clear helped us separate the packing and loading stages rather than trying to do everything at once.

By the end of Saturday, the loading stage was complete, and we were ready for the journey to Brighton on Sunday.

Three large Luton vans were used for this job. It is a good illustration of why larger removals need to be assessed individually: the appropriate vehicle capacity depends on the property, the volume of belongings and the requirements of the particular move.

Sunday: From Exeter to the New Home in Brighton

Sunday was the final stage of the move: transporting the belongings from Exeter to Brighton and delivering them at the new property.

A long-distance move involves more than the time spent on the road. The loading needs to have been completed, the journey needs to be planned, and the delivery arrangements need to fit the customer's timescale.

Our customers were preparing for an important new chapter in Brighton and needed to be at the property ready for Monday. That deadline shaped the plan from the start.

By dividing the work across Friday, Saturday and Sunday, we were able to carry out the full packing service, complete the loading and transport the belongings over the weekend.

For us, this is what practical planning is about: understanding what the customer needs, looking at the size and access of the property, allowing time for the work involved and organising the job around the agreed deadline.

It was a busy weekend, but the move was completed within the three-day schedule.

Unloading in Brighton: Another Access Challeng

The challenges did not end when we arrived in Brighton. Unloading at the new property presented its own difficulties, with complicated access at both the front and rear of the house. There were narrow passageways and a considerable amount of walking around the property to get the belongings where they needed to go. With three large Luton vans to unload, this added extra physical work and made good organisation especially important. After two full days of packing and loading in Exeter, Sunday required the same level of effort, patience and teamwork to complete the delivery. It was another reminder that every property is different, and that access at both ends of a move needs to be considered when planning a large house removal.

Why Some House Removals Need More Than One Day

A large house removal is not always a one-day job. The time required depends on several things, and the number of bedrooms is only one part of the picture.

For this move, the main considerations were:

  • The size of the property: a seven-bedroom household required a full packing service.

  • The access: multiple stairs and a basement added repeated carrying to the work.

  • The belongings: valuable possessions needed careful preparation for transport.

  • The vehicle capacity: three large Luton vans were used for the job.

  • The distance: the belongings were moving from Exeter to Brighton.

  • The deadline: the customers needed to be ready for Monday, so the work had to be organised across the weekend.

These factors show why an accurate assessment matters when arranging a large house removal. Two properties with the same number of bedrooms can involve very different amounts of work depending on access, contents, packing needs and distance.

If you are planning a similar move, provide as much information as possible when requesting a quote. Details about stairs, basements, large furniture, valuable belongings, packing requirements and both addresses help the removals company understand what the job involves.

This seven-bedroom house move from St Leonards, Exeter, to Brighton was a substantial job, involving three large Luton vans and a full weekend of work.

We packed the house on Friday, loaded the vehicles on Saturday and completed the transportation and delivery on Sunday. The stairs and basement added to the physical work, while the size of the property and the valuable belongings made careful preparation an important part of the process.

We are proud of the work that goes into jobs like this. It is not just about getting belongings from one address to another; it is about understanding the customer's needs and organising the work to suit the move.
